Once you are in a position to start off the purchase procedure you will be asked by our UK Office Manager to complete the Reservation Form and return it , together with a cheque for 5000 Euros to our UK Office at:

Note: Your reservation fee will be deducted from the purchase price.
Iif you decide to go on a viewing trip and decide that our developments are not for you, then we will of course refund your reservation fee in full.
As the Villas are now complete, the Title Deeds will be passed over upon completion before a Notary. Once the Title Deeds have been passed over, the purchaser has 14 days to transfer the money into our Bulgarian bank account. In that time any snagging will be dealt with and approved by the purchaser and will be signed off by all parties.
Note: If you are unable to attend the Notary Act signing in person, your legal representative may attend in your place. This individual will need to be a qualified Bulgarian solicitor in possession of a 'Power of Attorney' agreement. We are able to liaise with you to arrange this.
Useful Information
- All our property is sold on a freehold basis.
- All new build property in Bulgaria is subject to 20% VAT. Our prices always include VAT.
- On completion there are transfer and local taxes to pay . These taxes total up to 5% of the purchase price.
- When you re-sell your property convention in Bulgaria is that the new buyer pays the full transfer taxes.
- Maintenance of your property is covered by the Management Contract you will sign upon purchase. This is charged at a fixed rate in euros per square metre per year.
- You will be required to take buildings and contents insurance for your property. We can provide you with the relevant contacts.
